PineBridge Benson Elliot’s Diuna Project Wins ESG Champion Building Award at the CEEQA 2024 Awards

17 June 2024: PineBridge Benson Elliot, the UK-based pan-European real estate fund manager, is pleased to share that Diuna, a flagship office regeneration project in Poland, has won the ESG Champion Building Award at the Central & Eastern European Real Estate Quality Awards (CEEQA) 2024.

Diuna is a joint project between PineBridge Benson Elliot and Syrena Real Estate. Formerly known as Marynarska Business Park, the Diuna site has undergone a comprehensive transformation. A concrete parking area has been redeveloped into a publicly accessible landscaped park which is integrated into an urban cycling network; delivered alongside co-funding for the development of a public road to improve local transport links. The project likewise hosts new attractive reception areas, and flexible, user-friendly spaces.

The revitalization of the Diuna complex is based on the idea of a circular economy, whereby resources are reused and recycled to expand their lifecycle. The project assessed the possibility of reusing resources and structures from the buildings, together with an assessment of their embedded carbon footprint. An independent audit, followed by the implementation of energy efficiency measures, led to significant improvements in operational Co2 emissions1.

The success of Diuna is a continuation of PineBridge Benson Elliot’s strategy to supply high quality, sustainable offices. Recent projects include:

Le Berkeley: a Grade A office building in La Défense, west of Paris. Le Berkeley was the winner of the ULI Award for Excellence in October 2022, recognizing “truly superior development efforts” and considers the full process, including planning, construction, economic viability and community impact.

Manoteras: a consolidated, well-connected and dynamic submarket just north of Madrid. The project is designed to achieve LEED Platinum and WELL Gold certifications.

Segreen Business Park: Investment via an Italian REIF, a redevelopment and extension of an office complex located in one of Milan’s pre-eminent office locations. Designed and redeveloped, achieving LEED Gold certification.
